Property Manager Controller

Reporting to: Managing Director – Property Management

POSITION SUMMARY

The Property Manager Controller is responsible for overseeing the financial operations and reporting for a portfolio of commercial real estate assets managed by the firm. This role partners closely with property management and corporate finance to ensure accurate financial reporting, strong internal controls, cash management and alignment with investment and operational strategies.

This individual will play a critical role in bridging property-level operations and corporate finance, ensuring compliance with regulatory standards while driving financial performance and transparency.

KEY RESPONSIBILITIES

Financial Oversight & Reporting

• Oversee full-cycle accounting for a portfolio of NNN government leased properties.
• Review and approve monthly, quarterly, and annual financial statements for assigned properties.
• Ensure timely and accurate reporting of property-level financials to internal stakeholders and external investors.
• Analyze operating results and variances portfolio-wide.

Budgeting & Forecasting

• Lead annual budgeting process in partnership with property managers and corporate finance.
• Monitor and update forecasts, identifying risks and opportunities.
• Provide strategic financial insights to support asset performance and value optimization.

Property Management Partnership

• Collaborate with property managers to ensure financial discipline and operational efficiency.
• Support lease administration, rent rolls, annual reconciliations, and tenant billing processes.
• Provide cash management guidance on large tenant driven projects and capital decisions.

Cash Management & Controls

• Oversee property-level cash flow, including disbursements, collections, and reserve management.
• Monitor banking relationships and ensure proper segregation of funds.
• Implement and maintain internal controls to safeguard assets.
